"Pre-drywall" refers to a phase during the home building process just after the installation of certain elements — such as doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in — and right before the drywall is hung. This in-progress inspection is critical because drywall obscures many components of the interior, making problems both difficult and expensive to fix once the home is completed.
Now that the drywall has been hung and appliances and fixtures have been installed, we move into a full inspection of the home — our complete Standard Inspection. We inspect for any defects that can be addressed prior to your final walk-through. Our Standard Inspection includes a comprehensive report with pictures and videos, and a Home Energy Report.
Most builders offer a one-year warranty on a new home. We perform this comprehensive evaluation during the 11th month of your occupancy — strategically scheduled before your builder's warranty expires. You receive a comprehensive report with photos and videos documenting any material defects observed. Armed with this information, you can hold your builder and their subcontractors to their warranties while they're still in force.
Why this matters: Settlement, system failures, and finish defects often don't appear until months after move-in. Catching them in month 11 means the builder pays — not you.
A Foundation Elevation Inspection takes precise digital measurements of the flooring across multiple points using the ZIPLEVEL PRO-2000B High Precision Altimeter — the same equipment used by structural engineers. The data is analyzed to identify variations in elevation that indicate foundation movement.
Our exclusive approach: We perform two readings — a baseline at the Pre-Drywall phase, and a comparison reading at the 11-Month Warranty Inspection. This direct comparison is the only reliable way to prove settlement movement to your builder while the home is still under warranty.
If the foundation is found to be out of level beyond the builder's tolerance, the builder makes repairs while you're still under warranty. If not, you have a documented starting point — so years down the line, if cracks appear, you have hard data to compare against. Either way, you're protected.
