The Challenge: Home inspection contingency not put in real estate contract
The real estate agent failed to put the home inspection contingency in my clients' contract and wanted me to sign off, minimizing the need for a structural engineer to evaluate the home.

The agent wanted me to change my recommendation to convince her client to stay in the deal. 

The Solution: I provided an honest inspection report
I informed the client and real estate agent via the inspection report that the home had apparent structural issues. I recommended bringing in a structural engineer to evaluate the house and the other significant defects found. 

The agent called me and stated that the client wanted to exit the deal, and I understood the client's reason for wanting to do so. 

The agent then called me back and asked if I was sure that a structural engineer would be needed. I reiterated that the home and detached garage had several cracks around the foundation and exterior walls that needed further evaluation.

The real estate agent pressured me to say the evaluation would not be required, but I stuck to my guns and politely refused. 

The Bottom Line
The issue got resolved within a week, and the client was able to get out of the deal by informing the listing agent that her real estate agent failed to put in the inspection contingency.
