Luckily, I was able to book DS Home Inspection Services, LLC on very short notice due to the builder. Although it was short notice I did receive a prompt response and communication about a Pre-Drywall Inspection. Communication involving what to inspect, notification of arrival to the site and notification once the inspection was over. Regarding the inspection, the inspector Ditanyan was extremely thorough in his inspection finding items of missing window flashing and a framing member that was not secured. This led to discussions with the builder and saved me money down the line. Very experienced, knowledgable and professional. I appreciate the items that were discovered and will be using his services in the future for the pre-settlement inspection.

As many know (or will find out), builders are not obligated to address ANY of the deficiencies in a privately-purchased inspection report. However, the DS Home Inspection Services’ report was so well articulated and illustrated – with videos and annotated pictures – that negotiating with the builders to make the indicated corrections was a swift and relatively pain-free process. Ditanyan is phenomenal! Our new home is being constructed in a planned community and the builder does not allow the home purchaser access to the build-site during the construction period. However, if you want someone to get a closeup look at your future home, hire a home inspector to do a pre-drywall inspection. The inspector works for you and will make note of items that you may not think are important. Ditanyan, took photos and videos with explanations of deficiencies that should be addressed prior to the drywall installation. He took the time to educate us about the importance of why those deficiencies needed to be addressed. As he was so thorough with this inspection, we will retain his services for the post drywall inspection before closing and the 11-month inspection before the 1-year builder’s warranty expires. Many may have some reluctance to hiring a home inspector for new construction. The thought process may be that the county sends out an inspector and they do. However, there is no report, it is usually just a green sticker to say inspected and code has been met. The home inspector you hire works for you and your interest and the nominal inspection fee compared with the amount of the mortgage is WELL worth it!
