Radon Testing You Can Watch Happen — and Trust When It's Done

Radon is invisible, odorless, and the leading cause of lung cancer among non-smokers. We test homes across Maryland, DC and Northern Virginia with the connected BREEZE continuous radon monitor — so your results are tamper-checked, hour-by-hour, and in your inbox the moment the test ends.

UNDERSTANDING THE RISK

What is radon — and how does it get inside?

Radon is a naturally occurring radioactive gas produced as uranium in the soil breaks down. It moves up through the ground and slips into homes through foundation cracks, sump pits, utility penetrations and gaps around pipes. Once inside, the house holds it in, and levels can build.

It doesn't matter whether a home is new or old, drafty or energy-efficient, with or without a basement. Radon can also enter through private well water, though soil gas is the most common path. Several Maryland counties sit in the EPA's highest radon-potential zone, and neighboring homes can test very differently. The only way to know a home's level is to test it.

Where we test

The monitor is placed in the lowest livable level of the home — usually a finished basement or the main floor above a crawlspace or slab — away from drafts, exterior walls, humidity sources and sunlight.

Closed-house conditions

Windows and exterior doors stay closed (normal entry and exit is fine) starting 12 hours before and throughout the test. Whole-house fans and fireplaces should not be used. Normal heating and cooling can run. We send a simple checklist to the seller or occupant when you book.

WHAT SETS US APART

We test with the all-new BREEZE continuous radon monitor

Many radon tests still use a charcoal canister that sits for two days, gets mailed to a lab, and comes back as a single number days later. We invested in BREEZE — a professional, NRPP-certified continuous radon monitor that's connected from setup to report. Here's what that means for you:

THE EQUIPMENT WE USE

BREEZE continuous radon monitor — NRPP-certified device

Hour-by-hour readings

You see how radon rises and falls through the test — not just one averaged number — so a spike or a pattern is easy to understand.

Built-in tamper detection

The monitor records movement and environmental changes throughout the test and flags anything that could compromise the result. Every report is documented and defensible.

Full environmental profile

Temperature, humidity and barometric pressure are logged alongside radon, so you can see whether conditions during the test were normal.

Results the moment the test ends

Cellular, Wi-Fi and Bluetooth connectivity send data to the cloud as it's collected. Your report is generated automatically at completion — no waiting for a pickup or a lab.

High sensitivity

At 45+ counts per hour per pCi/L, BREEZE is among the most sensitive monitors in the industry, giving short-term readings more confidence.

Always in calibration

Our monitors are replaced with freshly calibrated units every year, and if signal drops mid-test, data keeps recording and syncs once reconnected — nothing is lost.

Why this matters in a real estate deal: radon results often decide whether a buyer asks for mitigation. A continuous, tamper-checked test with a clear hourly record gives buyers, sellers and agents a result everyone can stand behind — and gets it to you fast enough to keep the contingency timeline on track.

THE PROCESS

How your radon test works

1

Book & prep

Schedule on its own or add it to your home inspection. We send closed-house instructions to the occupant so conditions start 12 hours before setup.

2

Place & monitor

We place the BREEZE monitor in the lowest livable level and start the test. It runs a minimum of 48 hours while we watch readings and conditions in real time.

3

Report & next steps

Your report — average level, hourly graph and environmental data — is delivered automatically when the test ends. We walk you through what it means and whether mitigation makes sense.

PRICING

Simple, upfront radon pricing

Every radon test includes our BREEZE continuous monitor, a full report, and our 90-day radon warranty at no additional cost.

INDOOR AIR QUALITY TESTING BUNDLE

IAQ Bundle Options

Radon is one pollutant. Our IAQ bundles cover the rest. A radon test answers one question. Our Indoor Air Quality testing measures particulates, chemical gases, allergens and mold spores against an outdoor control sample, with HVAC filter and duct checks and remediation recommendations. Each bundle pairs IAQ with radon in one visit, and steps up to mold, asbestos and lead dust for homes that need them.

  • PM2.5 & PM10
  • Formaldehyde (HCHO)
  • TVOCs
  • Air Quality Index
  • 43 allergen & particle types
  • Mold spores
  • Temperature & humidity

Was your home built before 1978?

1978 is the federal lead-paint cutoff, and older homes often contain asbestos materials too. Use this to pick a bundle:

  • Allergy or asthma concerns, no moisture issues: Essential Air
  • Most buyers and homeowners: Complete Air
