A re-inspection is a modified home inspection that picks up where your original report left off. It's used in three situations:

When the re-inspection reviews repaired items before possession, you receive a dedicated re-inspection report. Each item is shown side by side — the original defect from your first inspection next to how it looks at the re-inspection — so you can see exactly what changed. Once it's ready, the buyer or agent is notified.

Common questions

Why is there a price difference between re-inspections?

Every re-inspection is different. Some take longer depending on the home's location, the number of items, the types of things being reinspected, and whether agents and buyers are present during the visit and for a review.

Can the inspector look at or comment on new items?

No. A re-inspection only covers items noted on your original home inspection report — the inspector won't look for or comment on new or different issues. As a courtesy, we may help you and your agent eyeball other punch-list items, but those won't appear in the re-inspection report.

When do I get the report?

Once your re-inspection is complete, the buyer or agent is notified that the report is prepared. The report becomes available after payment has been received.
