Our most comprehensive bundle. Fifteen services, every environmental test we offer, and a 3D floor scan with video render — so you don't just buy a house, you buy complete documentation of it.
Most home inspections look at what's in front of the inspector. Our flagship bundle looks at everything else — the soil under the foundation, the air inside the ductwork, the water from the tap, the line buried in the yard, the heat signatures behind the drywall. By the time you sign your closing papers, you'll have a documented answer to every question a careful buyer should ask.
The Nook & Cranny Bundle includes everything in the Peace of Mind Bundle — plus four additions that turn it from a thorough inspection into a complete forensic record of the property.
The Peace of Mind Bundle includes a 2D scan. This one delivers a full 3D walkthrough of the property with a rendered video — a permanent visual record you can revisit, share with contractors, or use to plan renovations years from now.
A precise measurement of the foundation's elevation across the entire footprint, revealing settling, heaving, or uneven loads that aren't visible to the eye. Particularly valuable for older properties, sloped lots, and homes built on expansive soils common in the DMV.
Lab-tested water samples that screen for lead, copper, bacteria, and contaminants. Essential for older homes (lead pipes), well-water properties, and any buyer with young children. Results delivered alongside your inspection report.
Infrared cameras reveal what eyes can't — hidden moisture behind walls, missing insulation, electrical hot spots, and air leaks driving up utility bills. A non-invasive way to see the home's hidden systems before they become hidden problems.
Every service in the bundle, organized by what it protects. No upsells hidden in fine print — what's listed below is what you book, and what you receive.

When a home represents a significant percentage of your net worth, you don't want a checklist — you want a forensic record. Every test, every measurement, every angle documented.
Lead pipes, original foundations, retrofitted HVAC, soils that have shifted for fifty years. Older properties have older problems — and they need the full diagnostic battery.
Water quality testing isn't optional when the source is private. The Nook & Cranny Bundle bakes it in alongside every other environmental safeguard.
The 3D scan with video render becomes your renovation reference, your tenant marketing asset, and your future appraisal documentation — all in one deliverable.
Sloped lots, settled neighborhoods, hairline cracks in drywall. Foundation elevation inspection gives you a precise baseline — not a "looks fine to me."
If your last home cost you twenty thousand dollars in surprises, you already know what this bundle is worth. Pay once before closing, not many times after.
The Nook & Cranny Bundle isn't subcontracted out. Every inspection, every test, every measurement is performed and interpreted by Ditanyan Sye personally — a Certified Master Inspector® and one of the few inspectors in the DMV with the full environmental certifications required to run this entire battery in-house.
The flagship bundle deserves flexible terms. Both payment options are available on every Nook & Cranny booking.
Split the bundle into manageable payments. First recurring payment typically one month after inspection.
Defer the full payment until closing day. Settle when your transaction wraps — no payment until you get the keys.
Buyers who choose the flagship bundle tend to ask careful, specific questions. Here are the ones we hear most often.
The Peace of Mind Bundle includes a 2D floor scan and the three environmental tests (sewer, radon, indoor air). The Nook & Cranny Bundle upgrades the scan to 3D with a video render, adds water quality testing, adds foundation elevation inspection, and adds thermal imaging review. Four additional services for buyers who want the complete forensic record.
Plan for 4 to 6 hours on the main inspection visit. The radon monitor stays in place for 48 hours, so we return for retrieval. Water and air samples ship to the lab, with results within 3–5 business days. Your full report — incorporating every service — is typically finalized within 5–7 business days of the inspection, with preliminary findings delivered same-day or next-day.
For most buyers, yes. A 2D scan gives you a floor plan; a 3D scan gives you a walkthrough — every room, every wall, every angle — that you can revisit in a browser. The video render makes it shareable with contractors, family members, or future buyers. Investors and renovators find it especially valuable.
It's smart on any home, but especially on properties built on expansive clay soils (common in parts of MD and VA), homes on sloped lots, additions to older homes, and any property with visible drywall cracks or sticking doors. Newer homes can still have settling issues — the inspection gives you a documented baseline either way.
The standard battery includes lead, copper, and bacteria (coliform and E. coli). For well-water properties or anyone with specific concerns, we can expand the panel — just let us know when you schedule. Results come from an accredited lab.
Yes — both options apply to the full $1,995 bundle. Buy Now Pay Later (BNPL) splits the cost into manageable payments with the first typically a month after inspection. Pay at Close defers the entire payment until closing day. Most flagship-bundle buyers choose one of these so closing cash stays untouched.
Most of it does, but sewer scope depends on private cleanout access and foundation elevation is most useful on detached structures. We'll review your property type when you book and adjust the bundle if anything won't apply — you won't pay for tests we can't perform.
