Who is this bundle really for?

Buyers who want every base covered — especially those with kids, allergies, asthma, or older relatives in the home; anyone purchasing a property older than 20 years; or anyone who's been burned by a surprise repair on a past home. The environmental trio (sewer, radon, indoor air) catches the issues that don't show up on a normal walkthrough.

How does this differ from the First-Time Home Buyer Bundle?

The First-Time Home Buyer Bundle is education-heavy — thermal imaging, a guided walkthrough, and tools to teach you the home. The Peace of Mind Bundle goes deeper on environmental testing instead — sewer scope, radon, and indoor air quality. Both include the full inspection, termite, energy report, and digital tools. Many buyers ask whether they can combine elements; just call us and we'll build a custom quote.

How long does the inspection take with all these tests?

Plan for 3.5 to 5 hours on site. The radon monitor stays in place for 48 hours after the inspection and gets retrieved on a follow-up visit. Sewer scope and indoor air quality samples are collected during the main visit. The full report — including all environmental results — is typically delivered within 24–72 hours of the radon test completing.

What happens if radon levels come back high?

You'll have documented evidence to negotiate with the seller for mitigation, a credit, or a price reduction. Radon mitigation systems typically cost $1,200–$2,500. Catching it before closing means the seller often pays for it — catching it after, you do.

Will sewer scope work on a slab home or condo?

It depends on access to the cleanout. Most single-family homes and townhomes have one; condos often share lines and may not. We'll confirm access during scheduling and adjust the bundle if needed — no charge for tests we can't actually perform.

Can I pay for the bundle later?

Yes — two ways. Buy Now Pay Later (BNPL) splits the bundle into manageable payments, with the first typically a month after inspection. Pay at Close lets you defer the entire payment until your closing day. Both options work for the full $1,449 bundle.

What areas do you serve?

Central Maryland (including Fort Washington, Bowie, Bethesda, Rockville, Baltimore), Washington DC, and Northern Virginia (Alexandria, Arlington, Fairfax, Herndon, and beyond). Travel beyond 45 miles may incur a small mileage fee.
